Real estate has long been a staple of large pension funds as a diversifier in a multi-asset portfolio. JHI was founded upon the belief that individual investors should diversify their core investment portfolio for the same reasons that do the Nation's largest pension funds. The principal of the company spent 10 years representing pension funds in their investments in commercial real estate - that experience and expertise is now directed to the benefit of individual investors.

JHI was formed in January, 2004 to acquire commercial real estate on behalf of its principal and outside investors. Its first acquisition, completed in August, 2004, was of a 97,108 square foot multi-tenant industrial property located in the northeast quadrant of metro Atlanta. This asset was purchased for over $4 million with equity from the manager and outside investors of $1,150,000. This building was sold four years later for $5,525,000 producing a 19% IRR to the investors. In total, JHI and its affiliates have made 21 investments aggregating over 2.2 million square feet of office and industrial space. JHI is controlled by D. Boyd Johnson, in partnership with Jay Young.

JHI pursues investments that either are projected to provide stable, increasing cash flow or ones that can be positioned to create significant value. We do not pursue ground-up development or transactions that depend upon financial engineering for acceptable returns. We have invested in all product types except hotels and multifamily, but we have found our best success to be in industrial and office buildings. The equity is syndicated in substantially all of our transactions to date. Investors are high net worth individuals attracted to the diversity that private real estate adds to a multi-asset portfolio. In addition to our role as sponsors, we will invest cash alongside our outside investors and, typically, we are the largest individual investor.
